Our Design and Construct Pathway
How We Work
Processes should support—not hinder—your vision.
To ensure a smooth journey in our Design + Construct process, we’ve outlined a series of simple steps, each with a key decision to guide you forward.
01 / Design Inspiration Phase
If you’re exploring whether we’re the right builder for you, we begin by sitting down to shape the specifics of your vision. This starts with understanding your lifestyle—how many family members you have and their needs, how you entertain guests, and more. We ask the right questions to gain a deep understanding, allowing us to design a floor plan that truly reflects how you live.
Key Decision:
If you feel we’ve captured your vision and want to move forward, you’ll pay an Initial Design Fee. This enables us to engage an architectural draftsperson to create a floor plan tailored to your lifestyle.
02 / Design Integration Phase
Together, we explore your floor plan in detail. We want you to not only see the layout but to imagine living in your future home. At this stage, we also incorporate relevant design and planning regulations specific to your block. We’ll provide a price guide to help you assess feasibility.
Key Decision:
If the design aligns with your vision and the price guide suits your budget, you’ll pay a further Design Fee. This allows us to produce a Preliminary Submission Plan that locks in the structural design of your home.
03 / External Design Phase
With a refined plan in hand, you’ll collaborate with our Interior Designer to select materials and finishes for the exterior of your home. This stage brings your home to life visually. From poolside living to cladding colours, we ensure every choice reflects your style. You’ll receive a descriptive mood board, and any cost changes will be clearly communicated before decisions are made.
Key Decision:
If the selections and any proposed cost adjustments meet your expectations and budget, you’ll pay an External Design Fee. This secures a Full Submission Plan for planning approval.
04 / Internal Design Phase
This final design phase focuses on the interior details. Our Interior Designer works closely with you to ensure your selections—tiles, kitchen, bathroom fittings, and paint colours—harmonise to create the look and feel you love. We’ll produce a comprehensive Furniture, Fixtures & Equipment (FF&E) list for your approval, and can even incorporate existing furniture to ensure everything works together seamlessly.
Key Decision:
If you’re happy with the finishes and selections, and the cost adjustments remain within budget, you’ll pay an Internal Design Fee. This locks in the full design and prepares your plans for construction.
05 / Approvals & Contract Phase
With your design and FF&E finalised, we’ll work with you to obtain all necessary approvals—regulatory and financial. At this stage, we’ll also enter into a building contract, ready to begin construction.
Key Decision:
If you’re satisfied with the contract and ready to proceed, you’ll pay the building contract deposit (less any previous fees). Construction can then commence.
06 / Construction Phase
Our experienced construction team will provide weekly updates as your distinctive, design-led home takes shape. This is your time to enjoy watching your vision come to life. At the end of this phase, your dream home will be ready for handover.
Key Decision:
At each contract claim stage, if you’re satisfied with progress, you’ll approve the relevant payment. Once complete, you’ll be ready to move in.
07 / Aftercare Phase
The initial weeks after moving in are exciting, and we’re here to support you. Our team is available to answer questions and address any concerns. Around 10 weeks after handover, we’ll conduct a final quality assurance check and resolve any outstanding queries.
Key Decision:
At this stage, you’ll begin caring for your new home using the product and maintenance guidelines we provide. And hopefully, the only decision left is who you’ll recommend us to next.

If you already have approved plans, we work with you and collaborate with your chosen designer to achieve the home where your lifestyle can flourish.
This process simply excludes step 1 to 3 from our Design + Construct process as this is already done with your designer in this pathway.
communication through the process
Transparency is built into every stage of the construction process.
Throughout your build, you’ll have access to a dedicated project app where we share real-time updates, including photos, videos and messages directly from the job site—so you always know exactly what’s happening.
We also organise regular site inspections, giving you the chance to walk through, ask questions and see progress up close. If you’d like to engage your own independent building inspector, we welcome it.
For us, communication is about partnership. By keeping you informed, involved and confident from day one, we ensure the journey is as exceptional as the finished home—calm, collaborative and completely transparent.
